I had my house listed with another agent and decided I had enough when there were no offers on my house. I terminated my agreement with that agent because of her non ability to close a deal. Then, Emil Soleyman called me on the phone and I was rude with him and said, "I need a closer not a lister," and hung up on him. He immediately called me back, and I thought, "This guy has gumption, maybe I should talk with him.' He convinced me to let him preview the house the next day. Then invited me down to his office to prove to me he was the person that could sell my house. I went to his office the next day, and he did convince me he had the where-with all to get the job done, but I thought, "He talks the talk, can he walk the walk?" He then showed me all the deals he had closed. Nine out of 10 of them were at full price. I was impressed to say the least. He said that he needed 10 days to get everything set up. I did not know what that meant. He told me, "Give me 10 days, and it you don't like what you see, fire me!" I was reluctant to sign up with him after all of the other people who had shown my house with no results. I signed up with him. Emil, had all calls go directly through him. When another agent wanted to see our house, he showed up with that agent to help showcase the house and point out all of the upgrades and value. Emil does not base what the house should sell for on "Square Footage" he bases it on VALUE. He doesn't show your house until he qualifies a buyer to find out what kind of house the buyer is looking for. Most agents show your house without qualifying buyers, needs, wants, and desires and financial qualification. When another agent showed the house, Emil met them there to showcase it with them and to answer all questions. He leaves no stone un-turned to make sure that everything is disclosed about the value of the house. I can attest, that all of the other agents who showed our house just stood around while the customer looked around. There was never any show-casing the house what-so-ever on their part. Emil Soleyman sent out 15,000 emails and flyers all over the inner and outlying areas during that 10 day set up period. He immediately had one open house and personally handed out beautiful flyers, prior to the open house, to everyone in the neighborhood to let their friends and visitors know the house was for sale and why the asking price was warranted.
